The ground and weather in Richmond
Silty clay that holds water and moves
The USDA soil survey maps Novato silty clay at the ZIP's center point. The Novato series covers 85 percent of that map unit, and its top mineral layer is silty clay, a fine, sticky soil that feels smooth and greasy when wet and dries into hard clods. Fine particles pack so closely that water has trouble moving through them.[1]
The survey rates the Novato soil very poorly drained and puts it in hydrologic group C, slow infiltration. Water at the mapped point soaks in slowly and leaves slowly, and the soil can stay saturated near the surface for long periods. Any stone layer built on it will sit on wet ground unless a drain gives the water another path out.[1]
Shrink-swell in the top 100 cm is rated very high, at 9.2 percent. That number means the soil grows noticeably as it soaks up water and shrinks back as it dries, opening wide cracks. A rigid slab poured straight onto such ground can crack or tilt over time. Loose stone, by contrast, can shift and settle with the movement and keep working.[1]
A drive that floats over wet clay
On very high shrink-swell clay, the goal is to keep the stone and the clay apart and to keep water from collecting where they meet. Strip the topsoil, shape a crown in the subgrade, and compact it lightly while it is neither soaked nor bone dry. Lay a heavy woven fabric over the whole footprint, overlapping the seams, so clay cannot squeeze up into the base when it swells.[1]
Build a thicker base than you would on sandy ground. A first course of 1-1/2" Crushed Gravel or #4 Crushed Stone spreads wheel loads across the soft subgrade, and a second course of Road Base, compacted in lifts, fills the gaps and sets up hard. Crushed Concrete can serve in place of Road Base. Finish with 3/4" Crushed Stone or Driveway Gravel. Along the low edge, dig a trench, wrap it in fabric and fill it with Drain Rock so water leaves the base instead of soaking into the clay beneath it.[1]
Over time, swelling clay can push low spots into the surface. A load of 3/4" Crushed Stone raked into the dips each year keeps the drive level without tearing it up.[1]
Rain, sea-level ground and no frost
The NOAA normals station at Richmond, CA, about 3 miles from the ZIP, averages 24.4 inches of precipitation a year. On ground that drains as slowly as Novato silty clay, that much water is enough to keep the subgrade wet for long stretches, which is why every project here starts with a plan for where the water will go.[2]
The Richmond station averages 0.0 inches of snow, and it records 0 days a year with a low of 32 F or colder. Frost heave is not a concern, and work can go ahead in any month when the ground is firm enough to drive on. Shrink and swell from wetting and drying take the place that frost holds in colder towns.[2]
The ground at the center point stands 10 feet above sea level. Low, flat ground offers little natural slope, so the fall needed to drain a drive or a patio must be built into the base by hand.[3]
Beds above the clay
Planting straight into very poorly drained silty clay is hard on roots, which can drown in standing water after a storm. Raised beds are the simplest answer. Build them at least a hand's depth above the clay and fill them with Garden Soil, or blend Topsoil and Compost for a lighter, richer mix. Fork some Compost into the clay below so the two layers do not meet at a hard line.[1]
Mulch helps clay in two ways. Brown Shredded Mulch or Wood Chips shade the soil and slow drying, so cracks stay narrow, and they break the force of rain so the surface does not seal over. Black Shredded Mulch and Red Mulch give the same cover in other colors. Along the foundation, a strip of River Rock or Pea Gravel over fabric keeps roof runoff from pooling against the wall, and a shallow swale of #57 Crushed Stone can lead that water toward the street.[1],[2]
A lawn on silty clay suffers from compaction as much as from wet feet. Each spring or fall, core the turf and spread a thin topdressing of Topsoil mixed with Compost, then rake it into the holes. Over a few years the surface layer turns looser and darker, water enters a little faster, and grass roots reach deeper before they meet the dense clay below.[1]
Pea Gravel or crushed stone over clay
Buyers often ask whether Pea Gravel or crushed stone makes the better surface on clay. On Novato silty clay the answer leans hard one way. Pea Gravel is small, smooth and round, so the stones roll past one another instead of locking. On firm ground that gives a pleasant, loose feel. On a soft clay that swells when wet, round stones work down into the mud and the clay works up between them, and within a season the surface can turn into a muddy mix.[1]
Angular stone such as 3/4" Crushed Stone, #57 Crushed Stone or Driveway Gravel has rough, broken faces that bite into one another and stay put. Over fabric and a compacted base, it forms a crust that spreads weight across the wet subgrade. That is the right pick for a drive, a parking pad or a main walk on very poorly drained ground. Pea Gravel still has a place on a clay lot, as a top dressing for a sitting area built on a solid base, inside a raised border, or as a drip strip under the eaves where nobody drives. 3/8" Crushed Stone gives a middle choice, small enough to feel smooth yet angular enough to hold. Keep fabric between the stone and the clay under any of these surfaces, because once the two mix the surface is very hard to rescue.[1]
Homes in ZIP 94801 and the Caltrans base spec
The Census records 11,075 housing units in ZIP 94801. Richmond counts 42,509 housing units in all.[4]
Detached single-family houses account for 53 percent of homes in ZIP 94801, against 60 percent for Richmond as a whole.[4]
By the Census median, half the homes in ZIP 94801 went up in 1970 or earlier, and the Richmond median is 1966. Owners live in 48 percent of the occupied homes in the ZIP.[4]
The California Department of Transportation calls its aggregate base standard Class 2 Aggregate Base, Section 26-1.02B, in the Standard Specifications (2026). It sets the grading and quality for the stone layer under state roads.[5]
ZIP 94801 sits in Contra Costa County, and Gravel Valet also serves Berkeley, Oakland and Vallejo.[5]

Frequently Asked Questions
Which gravel works on wet clay ground in Richmond?
Use a layered build. Lay heavy woven fabric over the compacted clay, then a course of 1-1/2" Crushed Gravel or #4 Crushed Stone to spread the load, then Road Base compacted in lifts. Top the build with Driveway Gravel or 3/4" Crushed Stone for grip. A Drain Rock trench along the low side gives water a way out so the clay under the base dries faster.
Why do cracks open in my yard each summer?
The soil survey rates shrink-swell in the top 100 cm as very high, at 9.2 percent, for the Novato silty clay at the ZIP's center point. Clay like that swells when wet and shrinks when dry, opening cracks. Mulch slows the drying, and keeping water away from the foundation helps limit how much the ground moves near the house.
Can I plant directly into the native soil?
It is possible, but most plants struggle in very poorly drained silty clay. Raised beds filled with Garden Soil, or a mix of Topsoil and Compost, keep roots above the wettest layer. Work Compost into the clay below the bed, and cover the surface with Brown Shredded Mulch or Wood Chips to hold moisture evenly.
Is frost a problem for gravel or pavers here?
No. The NOAA station at Richmond, CA, records 0 days a year with a low of 32 F or colder and averages 0.0 inches of snow. Design for water and clay movement instead. A crowned base, fabric under the stone, and a drain at the low edge matter far more than frost depth.
What should go under a paver walkway on clay?
Dig out the topsoil, compact the clay, and lay woven fabric across the path. Add Road Base in thin lifts and pack each one hard. Screed a thin layer of Concrete Sand on top to set the pavers, then sweep Mason Sand into the joints. Slope the walk slightly so rain runs off rather than sitting on the clay.
