The ground and weather in Oakland
Loam on Top, Clay Below
At the ZIP's center point, the USDA soil survey maps the Urban land-Tierra complex, 2 to 5 percent slopes. The Tierra series makes up 50 percent of the unit, and urban land, paved or built over, accounts for 40 percent. Tierra's top mineral layer is loam.[1]
The survey records an abrupt textural change at about 12 inches. The loam on top sits over a much denser, clay-rich layer, and the change from one to the other is sudden. Water moves through the loam, then stops at the clay.[1]
That is why the soil, rated moderately well drained, still falls in hydrologic group D, with very slow infiltration and high runoff. Once the top layer fills up in a winter storm, the rest of the rain runs off or sits on the clay.[1]
Shrink-swell in the top 100 cm is high, at 7.5 percent. The clay below swells in the wet season and shrinks and cracks in the dry one, which can tilt pavers, crack thin slabs and push on retaining walls.[1]
The ground at the ZIP's center point stands about 40 feet above sea level, by the USGS reading.[2]
Wet Winters, Mild All Year
The NOAA normals station at Oakland Museum, CA, about 3 miles from the ZIP, averages 22.6 inches of precipitation a year and 0.0 inches of snowfall.[3]
The station counts 0 days a year with a low of 32 F or colder, so frost never lifts a base or a paver here.[3]
The challenge is the contrast between seasons. Rain can come in a run of winter storms that soak the loam down to the clay, then months pass with little or none. A good base handles both: it drains in a storm and stays bound together in a dry spell.[1],[3]
Clay that dries and cracks in summer opens gaps that the first winter rain pours into. A layer of mulch or stone over bare soil keeps those cracks smaller and the moisture more even.[1]
Patios and Paths on Swelling Clay
For a patio, dig down through the loam and set the base so it is not sitting in water perched on the clay. Roll out woven fabric over the subgrade, then compact Road Base in lifts. A thicker base evens out the seasonal movement of the clay beneath.[1]
Pavers handle a moving subgrade better than a poured slab because each piece can shift slightly without cracking. Bed them in a thin layer of Concrete Sand, sweep sand into the joints and compact. Slope the patio away from the house toward a garden bed or a drain.[1]
Decomposed Granite makes a softer, natural path that packs firm when wetted and rolled. On clay ground, lay it over a compacted Road Base layer, not straight on the soil, and edge it so winter runoff does not carry its fines into the beds.[1]
Walkway Gravel and Stone Dust Screenings give a firm, quick path to a side gate. Pea Gravel feels soft underfoot in a seating area, held in place by a steel or stone edge.[1]
Getting Water Off the Clay
On a group D soil with a dense layer at about 12 inches, a French drain is the main tool for a wet yard. Dig a trench down into the clay, line it with fabric, lay a perforated pipe in Drain Rock and run it to a lower outlet or the street.[1]
Behind a retaining wall, clean stone with a pipe at the base relieves the water pressure that builds up in wet, swelling clay. #57 Crushed Stone or Drain Rock both work. Backfill the rest with compacted soil and cap it with Topsoil.[1]
Under downspouts, a splash pad of River Rock spreads roof water out before it pools against the house. A dry creek bed of River Rock can carry winter runoff across a yard and doubles as a feature in the dry months.[3]
On slopes of 2 to 5 percent, water moves at a moderate pace. Riprap helps only at points of concentrated flow, such as the end of a pipe or the bottom of a steep driveway.[1]
Road Base or Crushed Concrete Under a Drive
On clay that swells, the base under a drive does most of the work. Road Base is a graded mix of crushed stone and fines that packs into a dense, even layer, and it is the standard choice under gravel, pavers and asphalt alike.[1]
Crushed Concrete is a recycled option that packs almost as tight. It is angular and a little coarser, and it bridges soft spots well, which helps on a wet clay subgrade in winter.[1]
Whichever you pick, a thicker lift over fabric spreads the load and evens out the seasonal heave and shrink of the clay. Top it with 3/4" Crushed Stone or #67 Stone for a gravel drive, or with Asphalt Millings for a firmer surface.[1]
For state highways, the California Department of Transportation writes Class 2 Aggregate Base into Section 26-1.02B of the 2026 Standard Specifications. The aim of a base like that is a dense, compacted layer that keeps its shape under heavy wheels.[4]
Homes in ZIP 94601
Inside ZIP 94601 the Census finds 17,631 housing units. Detached single-family houses make up 41 percent of them, the same share as across Oakland.[5]
The median home in the ZIP was built in 1948, a few years older than the 1953 median across Oakland's 191,713 housing units. Owners occupy 36 percent of the occupied homes in 94601.[5]
Older houses on clay ground can show it: tilted walks, cracked driveways and doors that stick in the wet season. Replacing a cracked walk with pavers or Decomposed Granite over a compacted base is a common fix that tolerates the movement.[1],[5]
Some older lots have a driveway strip or side yard that was never paved. A gravel surface over a compacted base turns that strip into usable parking without a slab for the clay to crack.[5]
Gardens Over a Clay Layer
Roots stop at the dense layer the same way water does. Raised beds filled with Garden Soil give vegetables and flowers the depth that the native loam cannot. Compost mixed into the top layer helps the loam hold water through the dry season.[1]
Mulch keeps the soil from drying out and cracking. Brown Shredded Mulch, Black Shredded Mulch and Red Mulch work in beds, and Wood Chips suit paths under trees. Keep mulch a few inches back from the house wall and from plant stems.[1]
With no freezing nights at the Oakland Museum station, planting can go on through most of the year. Fall and winter planting lets the rains water new plants in before the dry months.[3]
Topsoil levels low spots in a lawn, Fill Dirt raises grades, and Mason Sand and Concrete Sand handle mortar and paver work. Playground Sand fills a sandbox that drains well after rain.[1]

Frequently Asked Questions
What gravel works on clay soil in Oakland?
Fabric over the subgrade, then compacted Road Base, then 3/4" Crushed Stone or #57 Crushed Stone on top. The Tierra soil at the ZIP's center point has dense clay at about 12 inches and a high shrink-swell rating, so a thick base and good drainage keep the surface from shifting.
How do I drain a wet Oakland yard?
Install a French drain: a trench into the clay, fabric, a perforated pipe in Drain Rock, and an outlet to a lower spot or the street. Group D soil like the Tierra soil sheds water rather than absorbing it, so a drain needs a real exit.
What goes under pavers in Oakland?
Fabric over the soil, a compacted base of Road Base or Crushed Concrete, then a thin bed of Concrete Sand. Set the pavers and fill the joints with sand. Pavers flex with swelling clay better than a slab, and a slope away from the house keeps winter rain off.
Is Decomposed Granite good for an Oakland path?
Yes, laid over compacted Road Base with a firm edge. It packs firm when wetted and rolled. Keep it on gentle slopes and away from spots where winter runoff concentrates, since fast water carries its fines away.
Does an Oakland patio need frost protection?
No. The Oakland Museum station counts 0 days a year at 32 F or colder. Focus on the clay instead: a thick compacted base, fabric and drainage keep the seasonal swelling and shrinking from tilting pavers or cracking slabs.
When should I plant in Oakland?
Fall and early winter work well, since the winter rains water new plants in before the dry months. With 0 freezing nights at the Oakland Museum station, frost rarely limits planting. Fill raised beds with Garden Soil to give roots depth above the clay.
