The ground and weather in Huntington Beach
Low Coastal Ground That Drains Slowly
The USDA soil survey maps the center point of ZIP 92646 as Bolsa silt loam, drained. The Bolsa series makes up 70 percent of that map unit, and its top mineral layer is silt loam. The word drained in the unit name means the ground has been artificially drained, a common step on low land near the coast.[1]
Even with that work, the survey rates the Bolsa soil somewhat poorly drained and places it in hydrologic group C, slow infiltration. Water soaks in slowly, and the water table may sit fairly close to the surface. After a winter storm, a low lawn or a flat patio edge can stay soggy longer than the rainfall total alone would suggest.[1]
USGS elevation data puts the ground at the center point at just 10 feet above sea level. Low, flat ground with a slow soil gives water few places to go, so drainage planning is the first step of almost any yard project here.[2]
A Soil That Moves a Little
The survey rates the Bolsa soil's shrink-swell as moderate, at 4.1 percent in the top 100 cm. Soil with that rating swells a bit when soaked and shrinks as it dries. It is not the extreme movement of heavy clay, but it is enough to crack a thin slab or tilt a paver walk over the years if water is allowed to collect beneath it.[1]
The best defense is steady moisture and a good base. Keep downspouts and sprinklers from soaking the soil next to patios and walks, and build hardscape on a compacted layer of crushed rock laid over fabric. The stone spreads weight and keeps the silt below from wetting and drying so sharply.[1]
Silt loam also packs down hard under foot traffic and turns slick when wet. Paths through a side yard stay usable all year when they are surfaced with 3/8" Crushed Stone or Walkway Gravel over a compacted base, rather than left as bare soil.[1]
Dry Air and No Frost
The nearest NOAA normals station is Santa Ana John Wayne AP, CA, about 6 miles from the center point. It averages 11.2 inches of precipitation a year and records 0 days with a low of 32 F or colder. Winters bring a few storms, and summers are long and dry.[3]
That mix creates two kinds of trouble on slow coastal soil. In winter, a burst of rain can sit on flat ground for days. In summer, the same soil dries and shrinks. A layout that moves storm water off quickly and keeps the soil near buildings at a steady moisture handles both seasons.[1],[3]
With no freeze, gravel never heaves here. A well-built drive or pad mainly needs to drain, resist ruts and keep its shape, and a coastal yard can use stone surfaces freely without worrying about frost damage.[3]
Salt air and sea breezes are part of life near the coast. Stone and gravel do not mind either one, which is one more reason rock surfaces and rock beds are popular close to the shore. Organic mulch can dry out and blow in a strong breeze, so a heavier shredded mulch that knits together holds up better in an open front yard.[2],[3]
Drainage Projects That Work Here
A French drain is the standard fix for a soggy side yard or a wet lawn. Dig a trench from the wettest area toward the street or another low outlet, keeping a steady fall. Line it with fabric, lay perforated pipe, and backfill with Drain Rock or #57 Crushed Stone. Fold the fabric over the top before covering it.[1]
On flat ground near sea level, the fall available to a drain can be small. Shallow drains with a gentle, steady slope work better than deep ones, which may sit in groundwater. A channel drain at the low edge of a patio, bedded in clean stone, can collect surface water and send it to the curb.[1],[2]
A dry creek bed of River Rock looks natural in a coastal garden and carries winter runoff across a yard. Use larger pieces where the water lands first, such as under a downspout, and line the channel with fabric so the silt below does not wash out. A few pieces of Riprap at the outlet stop it from scouring.[3]
Patios, Drives and Pads on Silt Loam
For a paver patio, dig out the topsoil and any soft silt, compact the subgrade, and lay fabric. Build a base of Road Base or Crushed Concrete in thin, compacted lifts, a little deeper than you would on sandy ground. Screed a layer of Concrete Sand, set the pavers, and slope the finished surface away from the house.[1]
A gravel drive or parking pad follows the same steps, topped with 3/4" Crushed Stone, Driveway Gravel or 1-1/2" Crushed Gravel. Keep the surface slightly higher than the yard around it so rain drains off the edges. Asphalt Millings make a dark, firm top that resists the loose-stone scatter of a turnaround.[1],[3]
Caltrans, the state transportation department, publishes its rule for the compacted stone under California highways as Class 2 Aggregate Base. It appears as Section 26-1.02B of the department's Standard Specifications (2026).[4]
Gardens in Coastal Silt
Silt loam holds nutrients well but can stay wet and airless in winter. Raised beds filled with Garden Soil drain better and give roots room. For in-ground beds, mix Compost into the top layer each year to improve its structure and help water move through it.[1]
Trees planted on slow coastal silt do best in a wide, shallow hole rather than a deep one, which can fill with water and drown the roots. Loosen the sides of the hole, backfill with the native soil mixed with Compost, and set the root flare slightly above the surrounding grade so water drains away from the trunk.[1]
With only 11.2 inches of yearly precipitation at the nearby station, summer gardens depend on irrigation. Mulch helps. A layer of Brown Shredded Mulch or Black Shredded Mulch slows evaporation and keeps the surface from crusting. Topsoil is the right material for leveling a lawn or building up a low bed so it sits above standing water.[3]
Homes in ZIP 92646
The Census counts 22,393 housing units in ZIP 92646. Detached single-family houses make up 60 percent of them. Huntington Beach as a whole has 82,624 housing units, with detached houses at 47 percent.[5]
The median home in ZIP 92646 was built in 1971, slightly earlier than the citywide median of 1974. Owners live in 74 percent of the occupied homes in the ZIP. A neighborhood of mostly owner-occupied houses tends to order bulk material for side-yard drains, rebuilt patios, rock beds and garden refreshes.[5]

Frequently Asked Questions
How do I fix a soggy side yard in Huntington Beach?
Run a shallow French drain with a steady fall from the wettest spot to the street or another low outlet. Line the trench with fabric, add perforated pipe, and backfill with Drain Rock or #57 Crushed Stone. On low ground near sea level, a shallow drain with a gentle slope works better than a deep one that may sit in groundwater.
What goes under pavers on slow-draining silt?
Dig out soft soil, compact the subgrade, and lay fabric. Build a compacted base of Road Base or Crushed Concrete, a bit deeper than on sandy ground. Screed Concrete Sand as a bed, set the pavers, and slope the patio away from the house. The fabric and base keep the moderate shrink-swell silt from moving the pavers.
Is a gravel drive a good idea on this soil?
Yes, when it is built on fabric with a compacted base and a slight crown. Gravel flexes with small soil movement where a slab might crack. Top a Road Base layer with 3/4" Crushed Stone, Driveway Gravel or Asphalt Millings, and keep the surface a little above the surrounding yard so water drains off.
What should I put in a dry creek bed?
River Rock in mixed sizes looks natural and moves water well. Set larger stones where water lands first and along the outer edges of curves. Lay fabric underneath so the soil does not wash out, and finish the outlet with a few pieces of Riprap so it does not scour.
How do I improve heavy coastal garden soil?
Mix Compost into the top layer every year, which opens up silt loam and helps it drain. Raised beds filled with Garden Soil are the fastest fix. Avoid working sand into silt, since it can pack harder. Mulch the surface to slow crusting and evaporation.
